What salt air actually does to timber
Two things fail first near the sea, and neither is the timber itself. Fixings go first: standard bright or electro-plated screws corrode, then bleed rust down the face of the board and lose their grip on the substrate. Then end grain goes, because a sawn end drinks water and nothing was ever applied to stop it.
So the specification here is stainless or properly coated fixings, treated or naturally durable timber, and every cut end sealed before it goes up. It adds a small amount to the material cost and it is the difference between a repair lasting fifteen years and five.
Joinery that survives a weekly changeover
Holiday lets are a substantial slice of the Whitstable market and they have a genuinely different brief. A wardrobe in a let is opened by strangers a hundred times a year, and nobody in it has any reason to be careful with it.
That pushes us towards heavier carcasses, proper hinges rather than the cheapest that will function, and finishes that can be wiped rather than needing care. It costs more up front and it is the version that is still working when the property changes hands.
